All The Rules In 'The Realtor Code of Ethics' Have Been Broken By Bad Realtor Nancy Vieira from Pemberton Holmes

REALTORS accept a personal obligation to the public and to their profession. The Code of Ethics of The Canadian Real Estate Association (CREA) embodies these obligations and as REALTORS they are committed to:

-Professional competent service
-Absolute honesty and integrity in business dealings
-Utmost civility
-Co-operation with and fairness to all
-Personal accountability through compile with CREA's Standards of Business Practice


To meet their obligations, REALTORS pledge to observe the spirit of the Code in all of their activities and conduct their business whether personally or through employees, associates or others in accordance with the Standards of Business Practice and the Golden Rule.

Nancy Vieira from Pemberton Holmes Realty followed none of the code. She wasn't professional, by avoiding to show the property, (twice) in her MLS listing #350341. She wasn't honest and up front with Lyle Murphy the buyer. She dropped him like a hot potatoe when he discovered he was being evicted from Western Products Land. 

Nancy Vieira was not co-operative and fair and lacks accountability for her ineptness.

A Realtor Has An Obligation To Discover Facts






Bad Realtor - Nancy Vieira of Pemberton Holmes concealed facts pertaining to the property, since she knew the size of the property before hand. She sold the property first to Gary Coleman MLS listing 339133 as .47 of an acre  and then a year later to Lyle Murphy MLS listing 350431 as one full acre.  

How could such a huge mistake as this be overlooked, unless done intentionally?

There are laws now in place prohibiting a Realtor from becoming a Dual Realtor. Someone was not on the up and up.

The problem with a dual agency is, it created the potential for abuse as in Pemberton Holmes Realty, Nancy Vieira's MLS Listing #350341 where she was representing both the buyer and the seller. Where did her loyalty lie?

Read the Fine Print - Bad Realtor Nancy Vieira - Pemberton Holmes Listing

real estate deal that has gone bad and to check the listings and read the fine print, especially the disclaimer at the bottom of the web page.

Not all of Nancy's listings have been on the up and up.  MLS#350431 in point, where nothing in the listing was on the property she sold. She out and out lied to her client.

It's like going to a new car dealer and ordering a new Chevy but what is delivered is an old used Ford. So buyer beware. You are dealing with a shady real estate realtor, Nancy Vieira of Pemberton Holmes Realty.

Pemberton Holmes Realty Uses Underhandedness and Fraud to Deceive

People use trickery for many reasons. It is the unscrupulous practice of deception, by being deceitful, often called chicanery, for the sole purpose to achieve a financial goal. 

The person is certainly dishonest. They constantly cheat and dupe to get ahead.  It's double-dealing, working the disadvantage sucker behind his back. 



They're  unfaithful, unfair and not to be trusted and use under-handedness and fraud to deceive you. They are sly, they are guile, they are cunning and crafty.
We've all heard the expression: 


"You're a back-stabber!"

Well, that about sums it up. Pemberton Holmes Real Estate and Nancy Vieira are the lowest of low. We've all met one.

The Property Gone Bad In Question - MLS #350431


How is it possible that Pemberton Holmes (Sooke) and Nancy Vieira the acting sales agent can sell property on Vancouver Island that doesn't exist?  Then after the sale was completed and the scam was uncovered, Nancy and Pemberton Holmes wash their hands totally of any wrong doing, passing it off to their insurers. No explanation, no nothing....
